So You May or May not be a new resolve their own home improvement projects! Either way, a lot of us do not want to deal with all phases of every project all by myself! So, we need to understand the best way to outsource those parts of the project to others. Of course you will want to hire someone who has direct professional in these departments to make sure to get the job done correctly and professionally.
I use a few highly trained "subcontractors" to be concerned about basement remodeling phase that I just do not always have time for me to deal! I almost always subcontract any phase-out basement that I finish the basement of clients:
1) Drywall Hanging and finishing
2). Plumbing projects (bathrooms and wet bars)
3) Scope of Water Proofing Systems
All other phases are easily managed and carried out by me! I carefully screened many, many contractors over the years to perform these duties 3 for my basement remodeling company! Choosing the right of a subcontractor can be tricky unless you know what your looking for in a subcontractor?
Here's how I weed through the "jungle" of subcontractors for each of these stages and to choose the best man for each job. Follow this list follow when selecting subcontractors and choose the winner every time! This works for any type of sub-contractors not only the 3 I listed here. Do the following for each subcontractor:
1) to get 3 references from past clients where the work was carried out in the last 90 days.
2) 3 Call references and ask them how the job went. Grill the reference asking them these things
a.) How is your business turn-out?
b.) Is the job finished on time?
c.) Do you do come in on budget with no surprises?
d) whether the work is done in a clean and professional "manner?
e.) Did the contractor to guarantee its work into a written agreement?
f) Would you mind if I come to your house and took a look at the finished product? If yes, go and take a firsthand peek at the work done!
Do this for each subcontractor and you will have 99% chance of picking a winner for each job that you do not want to tackle?
3) Make sure to get an updated insurance policy for the subcontractor. Get your liability insurance if they have employees get Workman's Comp insurance, and information! So if anyone killed on the job, at home, you will not be sued by the person who is hurt! VERY IMPORTANT
4) Did you hire any subcontractor to sign a Lien Waiver with you in this way, if something goes haywire between you two subcontractors can put a lien on your house, if you decide to hold the payment! You can buy a package of pre-printed Lien Waivers most office supply chain stores. get it signed!
Prescreen each subcontractor after all these tips for hiring subcontractors and guarantee you a satisfying experience with their under-a!
